Unfortunately, some people make mistakes when buying a home which can prevent the sale from happening and lead to issues down the road. Not Getting Pre-Approved for a Mortgage

When you know that you will be buying a home soon, it can be very tempting to begin looking at homes for sale right away. However, looking at homes for sale without having financing in place is usually a big mistake, especially in a seller's market. Sellers usually don't take offers seriously when a potential buyer does not have financing in place, and in a seller's market there may be multiple offers on a home, and the seller will almost always choose a buyer that has been approved for a mortgage and can close in a timely manner. Thus, prior to looking at houses for sale, always take the time to get pre-approved for a mortgage first.

Being Impatient

Home ownership is a dream for many people, so it's not surprising that most people want the process to go quickly. But, real estate market conditions can vary, and in some cases inventory of homes for sale can be low, or houses may not be on the market for long. Don't make the mistake of getting impatient and making an offer on a home that you don't love. You may end up having your offered accepted, but you won't be happy in the long run if you settle for a home that doesn't meet your needs.

Overlooking Homes for Minor Reasons

While it's always a good idea to be patient and find the right home, you should not cross a potential home off of your list for minor, cosmetic reasons. For example, many people will automatically reject a home just because they hate the paint colors, even if the house has all of the features and amenities requested. Cosmetic issues, such as paint, can easily be changed, and in most cases cosmetic changes are affordable. When looking at houses for sale, make sure that you see the big picture and overlook minor issues.
